Property giant Megaworld is launching its fifth residential development inside the 30-hectare The Mactan Newtown in Lapu-Lapu City, Cebu.
The 20-storey The Pearl Global Residences will add 222 units in the existing 1,836 residential unit inventory in the township. It will be the 11th residential condominium tower to rise inside The Mactan Newtown, which boasts of its own beachfront.

To be built in time to mark the 500th year of the circumnavigation of the world by the ship that inspired its name, the La Victoria Global Residences will add 181 units to the residential inventory at the 30-hectare township The Mactan Newtown in Lapu-Lapu City.
“We launch this tower 500 years after Magellan was appointed captain of Galleon Victoria’s expedition and we hope to complete this in 2022 when we commemorate the ship’s 500th year of circumnavigation,” said Megaworld Cebu Properties, Inc. President Noli Hernandez.
The building is the 4th residential tower at the township in Lapu-Lapu City. It will have 20 storeys with 181 units ranging from studio of up to 40 square meters, 1-bedroom units of up to 53 square meters, 2-bedroom units of up to 80 square meters, and 3-bedroom units of up to 118 square meters.
P1.5 billion projected sales
Hernandez said units will be sold starting at about P160,000 per square meter. He said the company projects total sales of the project to reach P1.5 billion.
All units will have their own balconies that face the sea and mountains, Hernandez said during the press announcement today in Cebu City.
The main lobby of La Victoria Global Residences “will be designed with elements and installations that are significant to the Spanish expedition,” he said.
He said that the tower will have an amenity deck at the 3rd level with an infinity pool and kiddie pool. It will also have a covered pool lounge and wooden sunbathing deck.
Right in the center
“La Victoria is actually right in the center of the whole township. We are placing so much importance on this project not only because it signals the success of our township but also because of its historical significance,” he said.
Megaworld launched in 2011 its 1st residential development in the township, 8 Newtown Boulevard. It was named Best Luxury Condo Development in Cebu in the 2016 Philippines Property Awards and the Outstanding Residential High-Rise Development in the 2016 Real Estate and Property Awards by FIABCI-Philippines.
The following year, the company launched One Pacific Residence. This won the Best Residential Architectural Design in the 2017 Philippines Property Awards, the company said. In 2016, Megaworld launched One Manchester Place.
Most units, except for a very few, have been sold, said Hernandez.
More tourists expected
“We already sold out 3 residential projects and more foreign retirees still looked for properties in our townships. More people who found work inside the Mactan Newtown are also looking for their own residential spaces,” Hernandez said.
“In a few years we also expect more tourists to come to our townships as we bring our 2 Megaworld homegrown hotel brands: Savoy Hotel and Belmont Hotel to the Mactan Newtown,” he said.
A student-centered learning institution under the supervision of the De La Salle Brothers will open this June for school year 20018-2019 within the Mactan development of property giant Megaworld and has been officially named “Newtown School of Excellence.”
Megaworld Cebu Properties, Inc. president Noli D. Hernandez said the school will initially offer classes for the nursery and kindergarten levels.
The Newtown School of Excellence is a partnership between Megaworld and the Lasallian Schools Supervision Services Association, Inc. (LASSSAI).
It occupies around a hectare of space near the entrance of Mactan Newtown along the Mactan Circumferential Road. Megaworld has spent P240 million since it started building the school in 2014, according to Hernandez.
La Salle-supervised school
Brother Narciso Erguiza Jr., LASSSAI president, said a La Salle-supervised school is one that they don’t directly own but run for certain companies or groups under the same educational standards.
A De La Salle school operates with the learners as the central concept. Two other criteria they require for a school they run or supervise are that it must be a Catholic and there must be a good percentage of students from poor families, he added.
Erguiza cited they ensure that at least 20 percent of the student population are on full scholarships in all their schools. He added he would want to raise this to 30 percent in the Newtown School of Excellence.
“This school will primarily cater to the children of township homeowners, particularly those who live in our condominium developments. We will also cater to the children of the expat community and residents of Lapu-Lapu City and nearby towns and cities as well as the children of those working in nearby businesses and business process outsourcing companies,” said Hernandez.
The target is to add grade levels by school year until the Newtown School of Excellence will be running on full capacity up to Grade 12.
Erguiza said the school can accommodate around 1,000 students when it is fully operational.
The Newtown School of Excellence will have two main buildings when completed. The single-storey Kindergarten Building is composed of three classrooms, a library, playground, and multipurpose hall. On the other hand, the five-story Elementary Building will feature 21 classrooms, audio-visual rooms, computer rooms, music room, home economics room, prayer room, library and learning resource center, auditorium, covered court, physical education instruction room, science laboratories, clinic, and its own canteen.
According to Hernandez, the curricula in the different programs offered at the school will be technology-based and geared towards academic excellence and proficiency.
An infinity pool with a panorama of the Hilutungan Channel and Magellan Bay, a spa and gym with top-of-the-line equipment, and Japanese design features like a rock garden, Onsen room, and a Niwa are just among the amenities that await unit owners of 8 Newtown Boulevard at the Megaworld township of Mactan Newtown in Lapu-Lapu City.
Megaworld Cebu Properties, Inc. president Noli D. Hernandez, who led a tour of the facilities for the residential towers, said these are scheduled for completion by the first quarter of 2016.
Many amenities for 8 Newtown Boulevard are located at the expanded open space on the fifth level which will connect all four 18 stories-high towers. The pool, called the Horizon Edge, borders the front central portion of this level for 61 meters.
Jojo Hipolito, Megaworld assistant vice president for Cebu sales, said the infinity pool is nine meters wide and measures five feet at its deepest. A few steps down the pool deck is the Japanese rock garden and still at the fifth level but located indoors is the gym and spa.
Hernandez said Mactan Newtown’s first residential project 8 Newtown Boulevard has Japanese-inspired components, including an Onsen (hot spring bath) room and a Niwa or a traditional landscaped garden.
The Niwa will dominate the other side of the fifth level’s expanded open space and feature a man-made lake with a foot bridge.
There will be rooms where residents can experience Japanese hobbies like Ikebana (flower arrangement) and Origami (paper folding).
Harold Geronimo, Megaworld head of public relations and communications, said the 8 Newtown Boulevard towers have been positioned to maximize the sea vistas of Mactan.
“Megaworld has been known for developing a lot of world-class communities in Manila and elsewhere, but in Cebu, specifically in Mactan Newtown, we offer not only the township we are known for but the surrounding scenery as well,” Hernandez meanwhile said.
During the tour, he pointed out the huge and plush lobby for the first and second tower clusters and showed a combined unit at the 17th floor.
The second to the fourth floors will have business offices while residential units will make up the fifth to 18th levels of the 8 Newtown Boulevard towers.
